Stamp duty calculator
The keys cost more than the deposit. Put in the purchase price and this works out the stamp duty land tax on a residential property in England and Northern Ireland for 2026/27, including the extra charge on an additional property.
How this calculator works
- Enter the agreed purchase price of the property you are buying.
- Say whether this is your only home, a first purchase or an additional property, because the charge changes with the answer.
- The figure that comes back is the stamp duty land tax due on the purchase, money you need in cash on completion alongside the deposit and the legal costs.
What it cannot see
The calculator reads a price and nothing else. It does not know whether you are buying personally or through the company, whether you already own a share of another property, how the deposit is coming out of the business and what that costs you in personal tax, or whether reliefs, linked purchases or mixed-use rules apply. Any one of those changes the answer and the cash you need.
Check the money before you offer
A few quick questions about the business and Crosby comes back with a recommendation. Where there is a fit, the free growth review covers this year’s tax position and what the purchase, the hire or the bigger premises would really cost you.
