Capital gains tax property calculator
Sell a residential property you hold personally and the tax is due long before your next Self Assessment. Put the sale in here and see what the gain and the tax look like for 2026/27, with 60 days to report it.
How this calculator works
- Enter what you sold the property for and what you originally paid for it.
- Add your buying and selling costs and any money spent improving the property, and those come off the gain before tax is worked out.
- Add your other income for the year, and the result shows the gain after the annual exempt amount and the tax due on it at the rates shown on this page, which the firm keeps current.
What it cannot see
It works from the figures you type in. It does not know whether you lived in the property, whether it was let for part of the time, whether you own it jointly, or whether you have losses from earlier years still to use. It also does not know how you pay yourself from your company, and the mix of salary and dividends changes which rate the gain is taxed at. Those four things can move the answer a long way.
Check the figure against your own year
Answer a few quick questions about the company and how you take money out of it, and Crosby comes back with a recommendation. If there is a fit, the next step is a free growth review where he goes through the sale, your tax position for the year ahead and what it means for the business.
